I found: 3x+4y−13√xy

Explanation:

We can try multiplying the two brackets (distribute) to get:
(3√x−√y)(√x−4√y)=3√x√x−12√x√y−√x√y+4√y√y=
we can now add similar terms (in √x√y) and use the fact that √x√x=x or √y√y=y and write:

=3x−13√x√y+4y=3x+4y−13√xy

...that is as far I can go!
