Lets 'get rid' of the square root.

Square both sides:

(x12)2=16x

multiplied out the brackets
x224x+144 = 16x

Subtract 16x from both sides
x224x16x+144 = 16x16x

x240x+144 = 0

Note that (4)×(36)=+144; 436=40

(x4)(x36) = 0

x=4 or x=36
